When it comes to roof leaks, finding the leak and fixing it as soon as possible can help save you from a long list of home damage. Unfortunately, there are often hidden reasons why your roof isn’t water tight. Suburban / Larchmont Roofing is here to talk about some of the m hidden reasons your roof might be leaking.
Sneaky Ways Your Roof Might Leak
A leaky roof is something that no one wants to deal with. It can be incredibly difficult to find the source of the leak, let alone fix it. Here are some of the sneaky ways that your roof might be leaking:
– Failed Flashing: There is thin metal, known as flashing, around joints and transitions on your roof. If this isn’t installed properly or it fails over time, it can leave your roof vulnerable to water. Flashing is often found around chimneys, skylights, or areas where the roof meets a wall, to keep water out of your home and protect that joint.
– Damaged Pipe Boots: Most roofs have protrusions out of the roof where pipes are used to vent a space inside the house. This is often in the bathroom and other areas similar. When these pipes come out of the roof, there is a pipe boot placed around the pipe to keep water out. Over time, it is normal for these pipe boots to either crack or shrink. This can allow water to get into your home. Damaged pipe boots need to be replaced.
– Damaged Roof Valleys: Valleys, gulleys, v-pits, or where two roof slopes meet can become damages and allow water to leak into your house. It’s normal for pine needles, leaves, and other debris to gather in these areas. It is important to clear off debris to avoid damage that could lead to a leak.
– Storm Damage: Heavy and severe weather can lead to storm damage on the roof. This is usually caused by high winds. However, hail can also cause problems. Not all storm damage is obvious, and roofs should be inspected after severe weather.
– Weakened Underlayment: There is a layer of underlayment underneath your shingles to provide another layer of waterproofing. If there is damage to that underlayment, it can lead to big problems.
